Licensing, engineers and permits

Do foundation repair companies need a license in Florida?

Yes. In Florida, structural foundation repair, underpinning and sinkhole stabilization of a house is Division I contracting: a certified or registered general contractor (CGC/RGC) or residential contractor (CRC/RRC) clearly qualifies, and a building contractor (CBC) arguably does for homes up to three stories (Fla. Stat. §489.105(3)(a)–(c)); Florida has no separate foundation or underpinning specialty license. Check the number on MyFloridaLicense.com.

Do foundation repair companies have structural engineers?

Some work with them, but the roles differ. Diagnosing the cause and writing a structural report is engineering under chapter 471, and only a Florida-licensed professional engineer (PE) may do it. A contractor may install a PE-designed repair (§471.003(2)(f)). A contractor's free evaluation is a sales estimate, not an engineering opinion. See inspections and engineer reports.

Does foundation repair require a permit?

Orange County says structural repairs to foundations need a permit, construction plans are required in most cases, and plans must be signed and sealed by a Florida PE or registered architect when repairs affect structural stability; a Notice of Commencement is required when work exceeds $5,000 (Orange County permit pages). Elsewhere, permit rules vary; the licensed contractor confirms and pulls any permit.

Cost

How much does foundation repair cost in Florida?

Typical national ranges put an overall project at $2,200–$8,100, with an average near $5,000–$5,200. Two directories' Orlando estimates are about $3,126 (Today's Homeowner, Feb 2025) and about $5,509, with most jobs $1,943–$10,263 (Angi, 2026). Settling or sinking foundations run $4,500–$20,000. These are estimates, not quotes; see the cost guide.

How much does slab foundation repair cost?

It depends on the method. National guides list crack repair at $250–$800 per crack, slabjacking or mudjacking at $500–$1,300, polyurethane foam lifting at about $5–$25 per square foot (minimum roughly $300–$700) and steel or push piers at $1,000–$3,000 each. A slab that keeps settling may need piers rather than lifting. See slab foundation repair.

How much is a foundation inspection, and is it free?

A contractor's free evaluation and quote costs nothing, but it is a sales estimate. National guides list a foundation inspection at $400–$750, a structural engineer's report at about $340–$1,000 (up to $3,000 for complex cases) and a geotechnical soil report at $500–$3,000. Only a Florida-licensed PE may diagnose the cause and write a structural report.

Sinkholes

Does Orlando have sinkholes?

The Florida Geological Survey lists 232 reported subsidence incidents in Orange County as of Oct. 19, 2026, but most are voluntary reports that were never field-checked. Orange County was 2.2 percent of Florida's 2006–2009 sinkhole insurance claims, while Hernando, Pasco and Hillsborough were over 66 percent (Florida Senate Interim Report 2011-104). The Winter Park sinkhole of May 8, 1981 was about 300 ft across (USGS).

What causes sinkholes in Florida?

Central Florida sits on limestone that water slowly dissolves. The Florida Geological Survey lists drought, heavy rainfall and heavy groundwater pumping as triggers, and says sinkhole activity is greatest when drought conditions have lasted for some time. 2026 has been one of the driest starts on record, while Orlando's June–September rainy season brings about 57 percent of its 51.45 inches a year (NOAA 1991–2020 normals).

How do you repair a sinkhole in Florida?

Repairs are designed by a professional engineer and installed by a contractor. Common methods are compaction (cement) grouting, chemical or polyurethane grouting, and steel underpinning to firmer bearing, sometimes combined, with post-repair monitoring by the engineer. A December 2010 Senate report put grouting an average $150,000 home at about $75,000 and underpinning at about $35,000. See sinkhole repair.

What should I do about a depression in my yard?

The Florida Geological Survey advises marking and securing the hole and not putting water into it. Florida has no agency that inspects sinkholes for homeowners, and FGS lists look-alikes such as broken pipes, buried debris and poorly compacted soil. A Florida-licensed professional engineer can determine whether a structure is affected. Ask your insurer what your policy covers. This is general information, not legal or insurance advice.

Insurance and selling

Is foundation repair covered by homeowners insurance?

Florida law requires every property insurer to cover catastrophic ground cover collapse, which requires an abrupt collapse, a visible depression, structural damage and the home being condemned and ordered vacated. "Settling or cracking of a foundation" alone is not a catastrophic ground cover collapse (§627.706(2)(a)). Ask your insurer what your policy covers. This is general information, not legal or insurance advice.

Are sinkholes covered by homeowners insurance in Florida?

Under §627.706, catastrophic ground cover collapse coverage is required, but broader "sinkhole loss" coverage is optional for an added premium (§627.706(1)(b)). Notice of a sinkhole claim is barred after 2 years (§627.706(5)). Insurers must have a PE or professional geologist test when sinkhole loss is suspected (§627.7072), and neutral evaluation is available (§627.7074). Ask your insurer what your policy covers. This is general information, not legal or insurance advice.

Do you have to disclose foundation repair when selling a house?

Under Johnson v. Davis (Fla. 1985), a seller has a duty to disclose known, material defects that are not readily observable. Sellers must also disclose a paid sinkhole claim and whether the proceeds were used for repairs (§627.7073(2)(c)). Keeping the engineer's letter, permit and warranty helps answer buyers' questions. This is general information, not legal advice.

Timing and warranties

When should you do foundation repair?

Weather matters for excavation and drainage work. NOAA's 1991–2020 normals for Orlando International Airport show 29.57 of the year's 51.45 inches falling June through September, with June the wettest month at 8.05 inches and November the driest at 1.79. October through May is the drier window, though the contractor and engineer set the actual schedule.

Do foundation repairs come with a warranty?

Warranties come from the contractor, not from Florida law, and terms vary widely. Ask what the warranty covers, how long it lasts, whether it transfers to a buyer and what voids it, and get it in writing with the contract. Also confirm the license number appears on the contract, as §489.119(5)(b) requires.
