Tell us about the home
Use the free quote form, or Call (727) 300-6656, to describe what you are seeing: slab or wall cracks, sloping floors, doors that stick, a gap at the slab edge or a new depression in the yard. Add your ZIP code and the age of the home.
We reply and connect you
We usually reply the same day. We connect you with an independent contractor that works in your part of Orlando or Central Florida, and the contractor contacts you to arrange a visit.
Compare and decide
You review the written quote, ask questions and decide whether to go ahead. There is no obligation. The contractor you choose quotes, contracts and does the work.
What typically happens after you choose a contractor
Every job is different, but structural foundation work in Central Florida usually follows these stages.

Contractor evaluation and quote
The contractor looks at the cracks, measures floors and checks drainage, then gives a free evaluation and quote. That visit is a sales estimate, not an engineering opinion.
Engineer's evaluation when the problem is structural
Diagnosing the cause and writing a structural report is engineering under Florida's chapter 471, so only a Florida-licensed professional engineer (PE) may do it. A contractor may install a PE-designed repair (§471.003(2)(f)). If subsidence is suspected, the engineer may also call for soil testing; see inspections and engineer reports.
Permit and sealed plans
Orange County says structural repairs to foundations need a permit, construction plans are required in most cases, and plans must be signed and sealed by a Florida PE or registered architect when repairs affect structural stability; a Notice of Commencement is required when work exceeds $5,000 (Orange County permit pages). In Seminole, Osceola and Lake counties and the cities, permit rules vary; the licensed contractor confirms and pulls any permit.
The repair
The contractor carries out the repair the plans call for: slab lifting with polyurethane foam, steel or helical piers, compaction or chemical grouting, crack repair or drainage work. Compare methods on house leveling and piers and sinkhole and subsidence repair.
Final engineer letter and permit close-out
When a PE designed the repair, the engineer's final letter confirms the work. Some Florida building departments will not close a stabilization permit without one, and for an insured sinkhole repair the monitoring engineer's certification is recorded with the county clerk (§627.7073(3)). Keep the plans, the letter, the permit record and the written warranty together for insurers and future buyers.
What to have ready
- Photos and dates. Pictures of each crack or gap, with a coin or tape measure for scale, and roughly when you first noticed it.
- Symptoms inside. Doors or windows that stick, sloping floors, cracked tile or drywall cracks over doors.
- Drainage notes. Where gutters and downspouts empty, where water stands after a summer storm and any irrigation hitting the slab edge.
- Existing reports. Any engineer's report, soil report, inspection or past repair paperwork, including a recorded sinkhole report if the home has one.
- HOA rules. §720.3035 limits architectural review to what the declaration states, but regrading or visible pier work may need ARC approval; check your declaration.
- Questions for the contractor. The license number to check on MyFloridaLicense.com, who pulls the permit, whether a PE designs the repair and what the written warranty covers.
