The coverage area

Orlando FL Foundation Repair connects homeowners across four Central Florida counties with independent Florida-licensed contractors who quote slab settlement, sinkhole and subsidence repair, house leveling and piers, block wall cracks, drainage and grading, and foundation or sinkhole inspections and engineer reports. Population and housing figures below come from the U.S. Census Bureau's American Community Survey (ACS 2024 5-year estimates).

  • Orange County: 1,471,937 residents; median home built in 1994. Includes Orlando, Winter Park and the Pine Hills Census-designated place.

What differs from county to county

Ground conditions. USDA NRCS soil data show the area's soils are mostly sands with negligible shrink-swell. Organic soils (muck) cover roughly 6 to 7 percent of Orange, Seminole and Osceola and about 13 percent of Lake County by acreage. Florida Geological Survey records list 232 reported subsidence incidents in Orange, 172 in Seminole, 178 in Lake and 16 in Osceola as of October 19, 2026. These are voluntary, mostly unverified reports, not confirmed sinkholes. Our guide to Orlando soils, sand and muck explains more.

Permits. Orange County says structural repairs to foundations need a permit, construction plans are required in most cases, and plans must be signed and sealed by a Florida PE or registered architect when repairs affect structural stability; a Notice of Commencement is required when work exceeds $5,000. In Seminole, Osceola, Lake and the cities, permit rules vary; the licensed contractor confirms and pulls any permit. Pine Hills is unincorporated, so Orange County's rules apply there. Licensing is statewide. Wherever you live, ask for the contractor's CGC, CRC or CBC license number and check it on MyFloridaLicense.com. Florida has no separate foundation or underpinning specialty license, and a county business tax receipt is not a license.
