Clermont was founded in 1884 and became a city in 1916, but most of its homes are recent. In the ACS 2024 5-year estimates the city has 46,853 residents, a median year built of 2006 and 75.8% of homes built in 2000 or later. 68.1% of occupied homes are owner-occupied and 69.2% of units are single-family detached houses. Here the foundation question is rarely age. It is how builder-era slabs sit on the hilly sand ridges of south Lake County.
Lake County's most extensive soil is Candler, which NRCS describes as "very deep, excessively drained," with sand 80 or more inches thick, and the Tavares series takes its type location from Lake County. Organic soils (muck) cover about 13 percent of Lake, the most of the four Orlando-area counties (NRCS SSURGO).

The busiest subsidence-report area today
Lake County has logged the most Florida Geological Survey (FGS) reports of the four counties since 2015 (56 of its 178), with Clermont among the recurring places. About 15 reported subsidence incidents fall inside Clermont city limits. FGS calls these voluntary, mostly unverified reports; "the cause of subsidence is not verified" for most. The 1985 Map Series 110 puts Clermont's interior point in Area III, clayey cover where sinkholes are "most numerous," a regional map that is indicative only.
Dated events in and near Clermont
Dec 24, 1989: groves near Clermont
An FGS record on O'Brien Rd notes the event came "during time of freeze protection" with several 12-in. wells on site. It is a single unverified report, not proof of cause.
Aug 11–12, 2013: Summer Bay Resort
A sinkhole opened under the resort, near Clermont on the US 192 corridor rather than inside city limits. Guests were evacuated before a three-story villa building partly gave way around 3 a.m., and no one was hurt (ClickOrlando, CNN).
Dec 10, 2024: SR 50 plaza
A sinkhole of about 60 ft opened at a plaza off SR 50 near US 27, which a City employee said formed "not long after Hurricane Milton" (Fox 35).
Jan 30, 2025: one home evacuated
FGS logged a potential sinkhole about 5 ft deep "threatening a single residence resulting in the evacuation of the home."
Permits, HOAs and insurance notes
Inside city limits, Clermont Building Services is at 685 W. Montrose St.; unincorporated "Clermont" addresses go to Lake County. Permit rules vary; the licensed contractor confirms and pulls any permit. Many Clermont homes are in newer subdivisions: under §720.3035, an HOA's architectural review covers only what the declaration states, but regrading or visible pier work may need approval, so check your declaration.
Lake is one of the counties where Citizens Property Insurance requires an inspection before adding optional Sinkhole Loss coverage (undated Citizens page). Ask your insurer what your policy covers. This is general information, not legal or insurance advice.

Clermont foundation and sinkhole questions
Was the Summer Bay sinkhole in Clermont?
Not inside city limits. The Summer Bay Resort sinkhole of Aug 11–12, 2013 was near Clermont, on the US 192 corridor well south of the city. Reported sizes conflict between news outlets and the state record, so no single figure is reliable. It says nothing on its own about any particular Clermont home.
My Clermont house is under 20 years old. Why would it settle?
No source ties Clermont settlement to one cause. FGS lists look-alikes for subsidence such as improperly compacted soil after excavation work, broken pipes and buried debris, alongside true sinkholes. Diagnosing the cause is engineering, so a Florida-licensed professional engineer's report is the way to find out; a contractor's free evaluation is a sales estimate, not an engineering opinion.
What does sinkhole repair cost in the Clermont area?
Typical national ranges from This Old House (2026), Bob Vila, HomeGuide (2026) and Angi (2026), estimates not quotes: residential sinkhole repair is $10,000 to $20,000 in most cases (Angi), a geotechnical soil report $500 to $3,000, and a steel push pier $1,000 to $3,000 each. Only an engineer's findings and a contractor's on-site quote set the real number.
